TenantHello Mr Ellis. I am calling about a leak in the flat. I was having a shower yesterday evening when water started dripping from the ceiling.

LandlordHello Mrs Khan. Have you told the neighbour upstairs yet?

TenantYes I have done that already. The water has been coming through slowly since then. If it gets worse we will need to act quickly.

LandlordI see. I was planning to visit another property this week but I can come round on Friday instead. Does ten o'clock suit you?

TenantFriday at ten works for me. I have already phoned twice before about small repairs. This time the problem looks bigger.

LandlordI understand. I will bring the right tools and sort it out properly. Have you noticed any damage to the floorboards?

TenantNot yet but the carpet feels damp near the door. If the carpet stains we should discuss replacement costs.

LandlordFair enough. I will check the pipes first and then decide on the next steps. See you on Friday morning.

TenantThank you. I will leave the key with the neighbour if I am out.

LandlordThat is helpful. Call me again if anything changes before then.
